Acquiring The Block & Beginning Development
This 1 into 7 subdivision required 60 days Due Diligence was purchased in Feb 2020 at the start of covid, off-market through an agent.
House was renovated to become a 4 bed, 2 bath house. The project in total took 22 months – settlement to settlement. The development application was completed in 2 stages, stage 1 was the house and three blocks, and building the road for the bottom blocks. Stage 2 splitting the balanced lot.
Development Challenges
The property was quite steep but had three street frontages so we managed to create three blocks in a lovely new cul de sac with three elevated blocks and also retain the 4-bed / 1-bed house.
